Welcome to your new home and thank you for choosing Wolf Run Student Living! This is an exciting time in your life and we hope to make living here a positive and memorable experience. We ask that you treat your roommates, tenants, employees, and management with kindness, patience, and respect. Here at Wolf Run, we really do try to have a positive relationship between tenants and management.

We ask that you take a moment to review this webpage, as its purpose is to help you have a smooth transition into your apartment. Resident Portal

Please review the contact information on your Entrata/Resident Portal account. This can be found at https://wolfrun.residentportal.com/auth! Please make sure the amount the leasing office staff gave you that is required at move in is paid prior to move in day. Not having this done will result in a delay of move in. Under Documents, please upload a copy of your government issued ID. We send important information to your emails and sometimes through text messages so it is really important this all is correct. You will also be able to pay rent, submit maintenance requests, and contact us through your resident portal. An app is also available for your convenience called Resident Portal Mobile. This will be the same login as when you applied. Give it a download!

Moving In

Complete and submit the move-in inspection found on your resident portal. Be detailed and thorough, as you may be charged for damages noted at your checkout that are not on your damage report. You will have 5days after your lease starts to turn in the form then the form will disappear!

Parking

If you are interested in purchasing a parking permit, please contact our office. Parking is available on a first come, first served basis. Please do not park in a lot that you have not registered for a permit, as this can result in being booted or towed since all spots on property require a permit even out front of the leasing office If you purchased a parking permit, you will receive it in your move in packet on 8/21/26. Please place the cling inside your front window on lower passenger side.

Wifi

Wolf Run will email you the WIFI information on move in day. This is only valid for 24hrs so please stop and take the time on move in day to set up your password and information. Each resident has their own password. 

Monthly Rent

Due on the 1st of each month. Late fee posts on the 5th and nonpay notices go out that day or next business day if on the weekend for those who did not pay before the deadline. Payments will be made through your Entrata/Resident Portal account or through money order or cashiers check. The online portal will be locked after the deadline has past to pay. A 5% late fee will be posted on the 5th of each month if any balance is not paid on time and a $25 service fee will be posted on your account for the process server to post the notice on your door. 

Monthly Charges

Rent and any concessions will post on the 1st of every month. Utilities will be back billed to each resident about the end of each month (usually you do not receive a utility bill for August, utility admin fee is $8 a month, internet will post on your account monthly and parking permit fee if you registered for parking, Personal Belonging Fee of $7, and renter’s insurance is $15/month (unless you opted out and provided your own plan). Animals

Pets are restricted to 1 pet and it must be registered with the leasing office. Deposits and fees apply. ESAs can be approved if proper documentation is provided.

Furniture

If you do not want certain pieces of furniture, you are responsible for storing the item(s) and they cannot be placed outside If any damage arises or item is not replaced at move out, the tenants will be charged with the total cost of replacing the damaged items.

Our Fitness Center and Game Room

Both are located inside the leasing office. These are currently open during leasing office hours. We ask that you put items back where they were and clean up after your use. 

Cleaning Checks and Inspections

Cleaning checks will happen on a regular basis, and you will be notified beforehand.  We will let you know the exact day via email. Cleaning checks begin after 8am a.m. and will go until all units scheduled are inspected. An initial fee of $25 is given for unsatisfactory results the first time around. The re-check will be performed in 48hrs (business hours) after initial check. If a resident fails the re-check, an additional $50 will be charged to their account and a cleaning company will be hired to do the job.  The charge from the Cleaning Company will be split among the residents that failed the cleaning check. 

Courtesy and Common Areas

Please be considerate of your neighbors. Cease loud outdoor activities from 10 pm to 6 am as this is the “quiet time” noise ordinance established by Reno City. Failure to do so will result in the revoking of privileges and possible fines from Reno Police. Front doors and stairwells need to remain clear of unsightly debris. You may have reasonable decorations but we ask that no holes or damages are done to the outside of the building. Damages will be charged to the residents. Pet waste must be picked up at time it was made. A $50 fine for each occurrence it is not picked up. Repeated violations can result in eviction. 

Drains

Please take reasonable measures to throw hair in the garbage rather than allowing it to go down the shower drain. Hair catchers work wonders. Do not flush sanitary items or Flushable and Non-Flushable wipes down the toilet. Maintenance request for clearing a drain due to hair can be charged to the tenant.

Do not put food or any kind of “peel” down the sink drain. Any clogged/non-working garbage disposals due to misuse will be charged to the tenant accordingly. Please scrap your dishes into the trash before rinsing in the sink. Do not put grease down the disposal. It will clog the dishwasher line and cause a backup of water and could result in flooding. 

Mildew in bathroom

If your bathroom forms mildew, this is a result of your bathroom not being aired out fully after using the shower/bathtub. This is not mold. Please spray with bleach and wipe down to remove the mildew. We ask that you leave your bathroom door open and if still humid in the bathroom, open the window if you unit has it or open your bedroom door to get the moist air out of your unit. Mildew is not a maintenance request item, it falls under resident housekeeping. 

Fires/Candles/Grills/Fireworks/Gasoline

Open flames of ANY kind are absolutely prohibited (excludes Wolf Run-owned grills and fire pits). Violation will result in an immediate and non-negotiable fine. Our insurance company prohibits the presence of any privately-owned barbeque grills on the property. They are not allowed in the units. Wolf Run does not supply propane for the BBQ or fire pit. Please review Reno City Law in regards to propane. Please do not use any other items beside propane in the BBQ and fire pits.

Assigned Rooms

Each room inside a unit has a letter on the door frame to let you know which unit you are residing in, please stay in your assigned room according to your assigned bed space, this helps keep everyone accountable for cleaning and damages. If you wish to transfer to a different room in your unit or in another unit, please contact the leasing office to go over the process.

Selling your contract

All contract changes must go through the office. Always consult your plans with the office regarding the sale of contracts. Our office staff will best advise you on a course of action to properly transfer tenancy. There are certain steps that must be taken prior to starting selling your contract. Ultimately, you are responsible for the contract and for the sale thereof, not Wolf Run. 

We do not allow subletting. Tenants will be charged selling fee that must be paid prior to starting the selling process. Please contact the leasing office for complete information.
